Portfolio Owners (4+ Properties)
For owners with multiple properties in their portfolio, we provide competitive management fees. Your diverse portfolio deserves cost-effective solutions customized to meet your specific needs
No Hidden Fees

How are maintenance repairs handled?
Our tenants have various channels to report maintenance issues, whether it's through our online portal or by contacting us via email, text, or phone call. When it comes to necessary repairs, consider it handled. For repairs under $500, we take care of the work and deduct the total from your monthly payment.
For more significant repairs exceeding $500, we promptly reach out to the owner, providing all the necessary details and options, allowing them to make an informed decision. In urgent situations like a gas leak or burst water pipe, we may need to act swiftly to maintain living standards. Be assured, safety is our priority, and we promptly address such issues, seeking approval as soon as possible.
Leveraging our vast network of trusted vendors, we meticulously select the right professionals for the job. From arrangements to supervision and inspections, we ensure the work meets our high standards and is completed promptly.

Are you licensed?
Yes. Our owner is a licensed real estate broker in the state of Texas as required by law.

Am I required to make property available to Section 8?
In the state of Texas landlords are required to accept Section 8 or housing vouchers as an income source from applicants. Landlords cannot discriminate against an applicant or deny the application just because they have Section 8.

Can you put the money directly into my account?
All of our payments are done electronically. Once we receive and process the rent from your tenant, you will receive an email letting you know your money is on the way.

How is the rent collection handled?
At Austin’s Best Property Management, we’ve got your rent collection covered. Tenants enjoy the convenience of two payment options:
- Cashier Checks & Money Orders: Mail in your rent payment—it’s as easy as sending a letter.
- Electronic Payments: Pay securely through our website. Just head to the TENANT PORTAL for hassle-free transactions.

How much security deposit do you charge the tenant?
In most cases, the security deposit aligns with one month’s rent. However, certain scenarios warrant an augmented deposit. For instance, when accommodating furry companions, an additional pet deposit may be necessary.

What if I know someone who is looking for a property manager?
Thrilled with our services? Spread the word and reap the rewards! When you refer a new client who signs a one-year agreement with us, you become eligible for a $250 referral fee. It's our way of expressing gratitude for being part of our community!
